MARKETING

While most agents rely on the “3Ps” – Place a sign in the yard, Put the listing in MLS, Pray for an offer – we employ a proactive marketing program to sell the properties we list. Our customized marketing program includes over a dozen strategies depending on the specific property. These strategies are employed to drive buyer traffic to the property, control leads and get quality offers. Some highlights include: 

  • Unique property website
  • Paid social media and digital advertising of the property (not ads designed to market ourselves)
  • IDX and third-party syndication to maximize online exposure on public and agent/broker websites
  • Professional photography including aerial when appropriate
  • Text-based home information and lead capture system onsite and through digital marketing
  • Direct marketing to active agents
  • Closely monitored feedback and daily interaction with agents and buyers
  • 24-hour access to showing appointment service
  • Professional staging as needed

 PREPARATION

We need to sell a home multiple times – to buyers and their family/friends both online and in person, to inspectors and to appraisers. It needs to show well in photos and in person from a variety of perspectives. If a buyer loves a property, they will stretch their budget to get it. If they don’t love it, most will move on or wait for another property to become available. We are not shy about making recommendations and encouraging those improvements to be made. We can also help value and prioritize those projects.

 PRICING

Pricing is another important part of the marketing plan. The goal is to price the home where it will attract the largest pool of buyers who will rate that house as their favorite and work hard to get it. We prepare a detailed analysis, visit comparables in person and consider both sold and active properties. We are honest about pricing and do not approach it as a method to buy listing business.

 COMMUNICATION

We proactively communicate with agents and buyers to get showings and offers, and we actively solicit feedback after showings to address concerns and adjust strategy. Routine follow up with loan officers and title companies is essential to getting a sale to closing on time without last minute issues. A seller should never wonder what is going on with their listing or what their agent is doing to get the property sold. Personal availability, consistent communication and accountability are top priorities. Throughout the process we provide our clients with feedback from buyers/agents, market updates, status updates and other direct communication in whatever method is most preferred. We do not strive to sell the most properties every year or handle the most listings at once. We strive to create exceptional outcomes by selling each property we list with the least hassle for the highest profit.
